Wet Glazing

Glass-to-frame sealing for storefronts, curtain wall and window systems. We replace failed glazing seals to keep water out and the glass properly seated.

Why it matters

The seal between glass and frame does a lot of work.

On glass-heavy buildings and storefronts, the wet seal between the glass and the frame is the first line of defense. When it shrinks, cracks or peels, water gets into the glazing system and can travel well beyond where it entered.

Wet glazing is specialist work: the old seal has to come out cleanly, the surfaces have to be right, and the new silicone has to be tooled so it sheds water. It’s the work we do for property managers and general contractors on glass-heavy buildings.

How we do it

From first look to final walk-through

01

Inspect

We look at the windows, glazing and joints and note where sealant has failed.

02

Written bid

You get a clear scope and price in writing before any work starts.

03

Prep & cut out

Failed sealant comes out completely and the joint is cleaned and prepared.

Install & tool

New sealant goes in, sized and tooled for the joint so it sheds water and moves.

Wet glazing is sealing the joint between a pane of glass and its frame with a gun-applied sealant, usually silicone, instead of (or along with) a pre-formed gasket. It keeps water out and helps keep the glass seated.

Cracked, shrunken or peeling sealant at the glass edge, gaps you can see daylight through, water inside the frame, or staining near the glass edge.

Yes — storefronts, curtain wall and commercial window systems, from ground-floor retail to high-rise.

Yes, and it often should be. Glazing seals and perimeter joints age together, so one bid that covers both is usually the most efficient fix.
