Caulking & Sealants

Control Joint Caulking

Control joints are built to move — the sealant has to move with them. We replace failed control joint sealant in concrete and masonry walls so the wall can flex without letting water in.

Why it matters

A joint designed to crack in the right place.

Control joints give concrete and masonry walls a planned place to move and crack. The sealant in that joint is what keeps the movement from turning into a leak.

When the sealant hardens, splits or pulls off one side, water goes straight into the wall. We cut out the failed material, prepare the joint and install a flexible sealant sized for the movement.

A control joint gives a wall a planned place to crack as it shrinks and moves. An expansion joint separates sections of a building so they can move independently, and usually sees more movement. Both depend on flexible sealant to stay watertight.

Age, UV exposure and constant movement. Joints that were too shallow, too deep or bonded on three sides also fail early — which is why preparation matters as much as the sealant.

Sealants come in a range of colors, and we can review options with you during the bid.
