Window Perimeter Caulking

Leaks at the window, drafts at the frame, stains on interior walls — they usually trace back to failed perimeter sealant. We cut it out and install new, properly tooled joints to stop water and air at the frame.

Why it matters

When windows leak, tenants notice first.

Window perimeters take more sun, rain and movement than almost any joint on a building. Once the sealant cracks or loses adhesion, water runs behind the frame and shows up as stained drywall, damaged sills and tenant complaints.

Caulk smeared over old caulk might look fine for a season, but it doesn’t bond to a failed joint. The lasting fix is a clean cut-out, a prepared joint and a new bead tooled to the right profile.

How we do it

From first look to final walk-through

01

Inspect

We look at the windows, glazing and joints and note where sealant has failed.

02

Written bid

You get a clear scope and price in writing before any work starts.

03

Prep & cut out

Failed sealant comes out completely and the joint is cleaned and prepared.

04

Install & tool

New sealant goes in, sized and tooled for the joint so it sheds water and moves.

05

Final walk-through

We walk the finished work with you before we call it done.

Most often the perimeter sealant between the frame and the wall has cracked or lost adhesion. Glazing seals and the wall itself are checked during the inspection so the bid fixes the actual problem.

Perimeter caulking is exterior work, so tenants can usually stay in place. We plan scheduling and access with the property manager.

It depends on the sealant, the exposure and the joint design. A properly prepared, tooled joint with the right material lasts far longer than caulk applied over a failed bead.

Yes. If the glass-to-frame seal is failing too, we can include wet glazing in the same scope — one crew, one bid.
