Failed sealant is one of the most common ways water gets into a building. We cut out what’s failing and install the right silicone or urethane system for each joint, so the building envelope stays watertight.
Every window, joint and penetration on a commercial building depends on a bead of sealant. Sun, movement and age break it down until it cracks, pulls away or goes hard — and water follows the path of least resistance into the wall.
Catching it early protects everything behind it: the wall assembly, interior finishes and your tenants. Our fix is a full cut-out and replacement, not new caulk smeared over old.
We look at the windows, glazing and joints and note where sealant has failed.
You get a clear scope and price in writing before any work starts.
Failed sealant comes out completely and the joint is cleaned and prepared.
New sealant goes in, sized and tooled for the joint so it sheds water and moves.
We walk the finished work with you before we call it done.

Look for sealant that is cracked, shrunken, hard, or pulling away from one side of the joint — plus interior signs like stains or drafts near windows. If you have leaks you can’t trace, failed sealant is one of the first things we check.
It depends on the joint. Silicone handles UV and movement well on glazing and many façade joints; urethane is often the better choice where a joint will be painted or sees abrasion. We choose the system for each joint and surface.
We remove it. Sealing over failed caulk traps the problem and rarely bonds properly. A clean cut-out and a prepared joint is what lets new sealant do its job.
